I posted this house on 4/14/17, in the yard was old galv water lines, piles of old wiring, some 3" ABS and lot of dry wall and insulation. I saw a new hose bib on the front of the home. They would not let me in. But I believe new water lines new wiring and my guess is new mech like bath fans and range also check out the furnace and HWT. The person at the counter said was not doing any work but drywall. Also check the windows looked new he said not Even if this person did not do the work and bought the home. in this condition he is still responsible for all the unpermitted work Fail the inspection and have them revise the permit. This just a guess on what is going on in the inside . July 26, 2017 Jason Lacy 849 South Dash Point Road Federal Way, WA 98003 RE: Lacy Residence Federal Way Building Division Correction Notice Items Project Address: 849 South Dash Point Road, Federal Way, WA 98003 Dear Mr. Lacy, Brienen Structural Engineers respectfully submits this summary report of our engineering consultation services on the Correction Notice Items at your home. Our services were performed in accordance with our phone calls and site visit on July 19, 2017. The home was built in 1952 with wood framing. The walls are 2x4 bearing walls with a 2x6 @ 24" on center flat roof. Sheathing on both the walls and the roof are horizontal 1x6 planks. There is a daylight basement with full height concrete retaining walls on three sides and wood framing to the west. The building is currently being remodeled to serve as a primary residence. r BSE Page 2 o 6 Brienen Structural Engineers, P.S. As is to be expected with the age of the construction, the building does not meet current code standards, and given the scope and budget of the project, it is not appropriate to attempt to bring the structure fully up to modern standards. However, the building department has noted seven (7) specific items to for the home owner to address, per the Correction Notice issued on July 11, 2017. The scope of this review addresses the Correction Notice items only. Correction Notice Items: 1. Grade floor egress windows shall have a minimum of S sf of openable space. a. This is a non-structural Item.' 2. Rafter and floor joist notches shall be depth16 of framing members —many over notched areas. a. Notches shall not be permitted on the underside of any rafter or floor member without repair, in accordance with the criteria below. b. Where rafters and floor joists are notched over 1/3 of the: member depth, provide a full length sistered member to match the notched member (i.e. a 2x6 notched shall have a 2x6 full length sistered on, etc.), and nailed with 10d common nails (diameter 0,148" x 3" long, minimum) nailed at tap and bottom of the joist, alternating each side — spacing within each row shall be 24" on center, maximum. c. Where the notch is less than 1/3 of the member depth and is no wider than 4", a Simpson Strang Tie CTS218 strap may be used to provide continuity across the notch. Center the strap on the notch. d. Where penetrations through rafters and joists are required, the holes shall be no more than 1/3 of the joist depth and located in the middle third of the depth. Locate holes no closer than 3 times the joist depth to any point of bearing. For example, 2x6 joists shall have holes no larger than 1.8" in diameter, with 18" solid material top and bottom and no holes closer than 17" from a bearing location. Provide (2) CTS218 straps for continuity at the (2) notched floor joists: At the adjacent over-drilled joist to the south, improve attachment of the existing splice with (2) rows of W diameter lag screws x 4.5" long, minimum, at 4" on center in each row. Nail off joist hangers completely to beams and rafters. a. Provide maximum nailing into at all joist hangers. -Add nails to existing hangers as necessary to meet this requirement. 4. Trusses shall bear a minimum of 1.5"— rafters in hangers some don't meet minimum. a. The maximum gap between a joist or rafter and the back of the hangers shall be 1/8" maximum. (Note that bearing may be less than 1.5" at narrow hangers where this gap' requirement is met.) Where the rafters or joists are too :short to provide full bearing, the hanger may be removed and replaced, Provide a 2x nailer to match the rafter depth, 12" long minimum centered on the hanger, per the attached detail. Z Beams shall be strapped to prevent lateral and uplift displacement. a. It is unclear which location is being referenced by this comment, specifically. The glulam beam with the splice is not braced laterally in the existing condition, and a king stud shall be added, as shown in the attached detail to prevent lateral movement. The owner should ensure that a similar king stud attachment is present at the end of the east-west-spanning,glulam roof beamas well. b. Where the beams are perpendicular to the supporting wail lines, full; height studs with should be provided on each side of the vertical support, nailed with 16d common nails at 16" on center full height, with an additional (4) 16d common nails from the full height stud into the beam.
