Dear Mr. Matsubara:
This letter is being written in response to Plan Review Comments received f9r the subject project. The
following is our response to those comments that involve structural issues:
Structural
1. A note has been added to Sheet SI stating; "Existing CMU wall notes: 1. The existing
• CMU wall is assumed to be not fully grouted. Fill all existing CMU cells with a concrete.
The concrete shall have a water to cement ratio of 0.55 and maximum aggregate size of V2".
Concrete shall be flowable, a 7" slump is permitted. Provide (1;M#5 horizontal at top course of
CMU. 2. If CMU is fully grouted, the 1/2" dia anchor bolt shown in Sections 2, 3, 4,14 and
21 shall be replace with 518" threaded rod installed with Simpson SET epoxy with 5"
minimum embedment."
The FCB43.5 clips specified on Section I of Sheet S4 are attached to the existing CMU wall
with Simpson PDP powder actuated fasteners. In accordance with ESR -2138, a single fastener
may be installed at the face shell of CMU units away from the CMU webs. The following
changes have been made to the drawings in regard to the PDP anchors: 1. The vertical
spacing of the clips has been changed to 2'-6"max. 2. Use of a single PDP at each clip.
3. The addition of Detail 3 on Sheet SI showing the attachment zone for the PDP anchors.
2. A note has been added to Note > of the Structural Notes on Sheet S stating: "Built up
members shall be stitched together with 16d nails at 12" top and bottom staggered on each
side''. This is consistent with IBC Table 2304.10.1.
3. Bolt spacing has been added the Sections 11 and 1.2 on Sheet S4. The bolt spacing shall be 3"
between rows of bolts and 2" edge distance. Washers are required between the woad and the
bolt head and between the wood and the nut.
4. The attachment of the (2)2x 12s at the stair openings to "Truss Y' is shoe] in Section 12 on
Sheet S4. This is called out on "Truss d" of the Floor Truss Profiles on Sheet S2. A section
cut has been added to the Upper Floor Framing Plan on Sheet S2.
S. A note has been added to the Upper Floor Framing Plan on Sheet S2 stating: "Stair stringers
shall be attached to (2)2a l2 with Simpson LSC Stringer Connector."
6. The attic floor is located below the roof trusses and is fully supported by the upper floor
• framing. The roof trusses do not support the attic framing.

7 & 8. A dote has been added to the Attic Floor Framing Plan on Sheet S2 stating: "Provide Simpson

• I am unable to complete the plan review of the above -referenced project until I receive additional
information regarding, but not limited to, the following:
1. The guard rails located on the decks are lacking the required detail to verify compliance with the
2015 IBC section 1607.8. Please revise your plans to show the required code compliant connection
detail for the guard post and intermediate rails.
1607.8 Loads on handrails, guards, arab bars, seats and vehicle barriers.
Handrails, guards, grab bars, accessible seats; accessible benches and vehicle barriers shall be
designed and constructed for the structural loading conditions set forth in this section.
1607.8.1.1 Concentrated load.
Handrails and guards shall be designed to resist a concentrated load of 200 pounds L0.89 kN in
accordance with Section 4.5.1 of ASCE 7.
1607.8.1.2 Intermediate rails.
Intermediate rails (all those except the handrail), balusters and panel fillers shall be designed to
resist a concentrated load of 50 pounds j0.22 kN in accordance with Section 4.5.1 of :OSCE 7.

On page A-5 there is a small canopy over the deck outside the master bedroom. There is not a
framing detail for this canopy. Please revise your plans and include a framing detail for this canopy.

12. Please show the location of the whole house fan. The whole house fan shall be sized based on
square footage and the number of bedrooms per the 2015 IRC section Ml 507.1 as amended by the
state. The square footage of the home is 2558. The whole house fan required by table M1507.3.3
(1) is 75 cfm continuous run time. The designer has added a note on page A-0 to add a 6" air duct
inlet. I'm not sure how this satisfies the whole house ventilation requirements of the 2015 IRC
section 1507.1. The designer has the choice to add a fresh air duct to the furnace and a whole house
• fan combination or the designer can add a whole house fan with vented windows and undercut the
doors by a 1/2". Please revise your plans and show how you will comply with M1507.1 as amended
by the state. The VIAQ is longer enforced and not part of the adopted codes.

Thanks for taking the time to talk to me about this project today and providing me with some clarification. I have few
questions we talked an about and would like to have a few items clarified:
1. If the CMU block wall is not fully grouted cells then please advise as to the concrete mix for
these cells. If the cells are already filled then provide the required all thread and epoxy detail.
2. There are built up header members. Please advise to how you would like those stitched

On page S-4 there is a bolting design called out in detail 12 for the 2x12 deck joist. Will there be
washers at both ends of this bolt and nut? What would be the spacing between bolts at this
location?
4.
On page S-2 there are (2) 2x12's located at the stair openings at both ends. How would you like
these attached to the floor trusses mark 'T
5.
The designer had not provided a detail as to how the stair stringers were going to attach to the
(2) 2x12's at the top of the stairs. Is this something you want to provide? I'm assuming that the
2x12 joist will be installed on hangers to the supporting framing in that location?
6.
Has the bottom chord of truss "C" and "B" been evaluated for the additional weight load of the
floor framing for the storage in the attic?
7.
How are the post attached to the trusses that support the storage floor?
8.
How are the 2x8's attached to the post at that location?
