The location shown on the original plan was no longer available due to changes in the position of the new house on the property. Fortunately the site is large enough and of relatively level topography for another suitable location to be identified. Also, the soils on site are fairly uniform, allowing the same size trench to be used. The original trench location was at the rear of the house. With the already large area in front of the house and the shifting of the house location further to the rear, the front yard area will now have the trench. Guidance in detail was given to the builder and owner at the time of the visit. Attached are a series of sketches produced and given to them to let them proceed with the rain leader lines around the house and to find a supplier for the sump. The specific location will be determined when some piled soil is removed at the front of the house. This office will oversee the approval of the new location. We have given them the guidance that the trench, still to be 7'x 20', must be a clear 10' from property lines and house foundations. Of course an as -built of the constructed trench location and pipe runs will be made and supplied to the owner and the City for record. Thank you for your assistance. Tukwila, WA 98168 Cell: 206-571-8794 City of Federal Way Attn: Plans Examiner/Field Inspector Subject: FOOTING DRAIN INSTALLATION/FOOTING SOIL SUPPORT, NEW SINGLE FAMILY RESIDENCE, 1204 S.W. 300th Place Federal Way, WA 98023 PN: 515320-0201 Dear Sir: On this date this office visited the above site for the purpose of determining if the minor trenching excavated for the installation of the building footing drain had undercut and weakened the soil support for the in-place concrete stemwall and footing. The house is a one-story wood frame structure with crawlspace and is substantially framed at this time. During foundation construction the crawlspace area for the entire house had been excavated and the perimeter stemwall footing had been cast directly on the floor of the excavation. The resulting floor of the crawlspace was to remain at the same level as the bottom of the stemwall footing. The result is that the footing drain gravel and pipe have to be placed below the bottom of the footing to achieve their function of keeping the crawlspace dry. We had earlier discussed the need to keep the footing drain at or below this depth to the builder. We found during the visit that the trenching for the footing drain had been excavated around the entire perimeter of the house to a depth of about 8 to 12 inches below the bottom of the footing. The soil was a dense original sandy loam with enough fines to allow for good binding. We found that there was no under cutting of the footing, but that it was cut right along the side of the footing. (We would have liked to have it dug just a little farther from the actual footing.) Our opinion based on the observations is that the foundation was fine but that it should have the footing drain and its gravel placed without delay, and that the footing drain gravel should be compacted by foot travel several times before soil backfill. (The round drain rock is mostly self -settling like its cousin pea gravel, so little heavy compaction is necessary.) We emphasized to the builder that it was important to place the filter fabric, gravel and pipe in the trench without delay to avoid collapse or undercutting of the foundation soils under the footing. Having observed the situation, we authorized the immediate installation of the footing drain around the house. During the visit we observed the placement of portions of the footing drain to ensure that the filter fabric, pipe (with holes down), cover gravel and cover filter fabric were being properly placed. Of note is that the footing drain will be placed level or with a little bit of down slope, per usual practice. As such, this letter constitutes an inspection of the footing drain. Attached are photographs of the minor trenching and of the placement of the footing drain components. Thank you for your assistance.
