I will complete my review when I have obtained the necessary information as follows: 1. Please provide a detail showing the required clearances for the footings and plinth columns resteel from the forms and the ground consistent with the ACI -318-11 and the IRC section 403 Please have the EOR ( engineer of record) evaluate the post and footings in his structural calculations . The post and footings were never addressed by the EOR. Please provide a detail that shows compliance with 2012 IBC section 1697.8-1607.8.1.1 concerning the handrails and guards. The 2012 AWC DCA6 Prescriptive Residential Wood Deck Construction Guide for guard post attachment is an acceptable method for design the City of Federal Way has approved. 1607.8 Loads on handrails, guards, grab bars, seats and vehicle barriers. Handrails, guards, grab bars, accessible seats, accessible benches and vehicle barriers shall be designed and constructed to the structural loading conditions set forth in this section. 1607.8.1 Handrails and guards. Handrails and guards shall be designed to resist a linear load of 50 pounds per linear foot (plf) (0.73 kN/m) in accordance with Section 4.5.1 of ASCE 7. Glass handrail assemblies and guards shall also comply with Section 2407. 1607.8.1.1 Concentrated load. Handrails and guards shall also be designed to resist a concentrated load of 200 pounds (0.89 kN) in accordance with Section 4.5.1 of ASCE 7. 1607.8.1.2 Intermediate rails. Intermediate rails (all those except the handrail), balusters and panel fillers shall be designed to resist a concentrated load of 50 pounds (0.22 kN) in accordance with Section 4.5.1 of ASCE 7. 4. On page 1 detail U there is a tension hold down device shown as a DTT22. There is not a Simpson product DTT22 but there are the DTT2Z or the DTT1Z which I believe was the intended tension device you are wanting to use. Please be advised that the DTT1Z requires a minimum a 3/8 " lag with a round washer into the framing members a minimum of 3" embedment depth into dry wood or you can use the SDWH Timber—Hex HDG screw. The V x 4" lag is not acceptable per manufactures specifications. Please let me know if you are intending to use the DTT1Z and I will redline that item on the plans as to the correct attachment method. Per section R507.2.3 each tension device shall have an allowable stress design capacity of not less than 1500 pounds. The DTT1Z does not meet this minimum requirement. Please have the EOR evaluate the tension loads and determine if the DTT1Z is acceptable or if the DTT2Z is required. 5. Please be advised that PT 2x4 cleats are not acceptable as a post to beam connection. 6. Please be advised that you will be required to install diagonal bracing parallel to the beam at each corner post greater than 2'-0 in height. Attachment shall be with minimum %" lag screws unless the EOR has determine that diagonal bracing is not required. Please revise your plans to show this detail. 7. The ledger board detail as shown on page 1 is not consistent with the minimum deck ledger board attachment method of the 2012 IRC table 507.2 or the DCA6 deck ledger attachment specifications. The spacing of the %" 1* lags are spaced too far art. Please revise your plans to show complInce with table 507.2 or the DCA6 manual. Alternate deck ledger connections not conforming to section 507.2 shall be designed in accordance with accepted engineering practices. 8. On page 1 there is a note attaching (2) 2x10 DF#2 ledger nailed to (E)Rim with (3) 16d's @ 6" o/c. This is not acceptable per 2012 IRC section 507.1 as follows: R507.1 Decks. Where supported by attachment to an exterior wall, decks shall be positively anchored to the primary structure and designed for both vertical and lateral loads. Such attachment shall not be accomplished by the use of toenails or nails subject to withdrawal. Where positive connection to the primary building structure cannot be verified during inspection, decks shall be self-supporting. Please revise your plans to show compliance with this section and have the EOR provide a stitching method for all double ply members and the attachment method of all double ply members onto existing PSL's and LVL's 9. On page 1 not all deck ledgers are marked as a" U" detail as shown. Please clarify if all ledgers will be built to the "U" detail on page 1. If the ledgers not marked as "U" ledger then please provide the detail for those ledgers. Please keep in mind the ledger attachment requirements as noted in # 4 and # 7 of this comment letter. 10. Have the existing LVL and PSL rim joists attached to the existing cantilever deck joist been evaluated by the EOR to be used as a ledger board for the new deck? Please have the EOR provide structural calculations and provide clarification that the existing LVL's and PSL rim joist attached to existing cantilever joists are structural acceptable to be used as ledger boards for the new decks. Please provide complete details. 11. On page 1 there is a 4x10 flush beam that appears to be attached to a double 2x10 deck joist. Please clarify this detail and have the EOR evaluate this load to the double 2x10 deck joist. This situation occurs at two locations. 12. Please provide a complete weatherization detail showing the flashing from the wall onto the deck as required by 2012 IRC R703.1.1. The purpose of this plan review is to verify code compliance, to the extent possible and reasonable, given the information provided on the plans and the city's plan review resources and capabilities. In no way does any city approval constitute a guarantee of code compliance; authorize any work in violation of any applicable codes; or relieve the owner of responsibility for complying with pertinent codes and ordinances. Drawings and documents must demonstrate code -compliance and be clear, complete, and consistent so that nothing is left to guesswork on the part of the plans examiner, builder, and inspector. This correction letter is provided to aid the designer in fulfilling code -mandated responsibilities. Each construction feature must be adequately represented on the drawings. Provide 2 sets of the corrected drawings, and complete the resubmittal form. Plans requiring engineering must be stamped by the engineer and be accompanied by the engineer's calculations.
