The application for permit is in response to an investigation for construction without permit under file#10-103292-00-VO. I've completed a preliminary building plan review of the above- referenced permit application. The items listed below need to be addressed before any further review conducted by the City's building review section can commence or continue on your application. 1. The proposed 2nd level deck and the roof cover require both gravity and lateral bracing design prepared b> an engineer or architect licensed by the state of Washington. Engineering must be complete with calculations and must have the original stamp and signature of the engineer/architect. Provide manufacturer's installation instructions and product evaluation report for the corrugated plastic roof covering. 3. Specify roof pitch(slope)on elevation drawings. 4. Specify size of existing deck footings on detail 5/A3. 5. Specify length of thru-bolts for deck ledger attachment on detail 7/A3. 6. Show required flashing for water tightness at top of deck ledger detail 7/A3. 7. Specify attachment hardware for knee braces on detail 3/A3. 8. All stairways with 4 or more risers and ramps exceeding a slope of 1:12(8.33%)shall have at least one handrail. Such handrails shall be placed not less than 34"or more than 38"above the nosing of the treads. Handrails for stairways shall be continuous for the full length of the flight from a point directly above the top riser to a point directly above the lowest riser of the flight or the full length of a ramp. The handgrip portion of the handrail shall not be less than 1-1/4"or more than 2-1/4"(maximum 2" if circular) in cross- sectional dimension,and shall be of a"grippable"shape.There shall be a space of not less than 1-1/2" between the wall and the handrail; however,the handrail shall not project more than 4-1/2" into the required stair width. Handrail ends shall be returned or shall terminate in a newell post or safety terminals(IRC Section R311.7.7). See detail 1/A4. 9. Porches, balconies,or raised floor surfaces located more than 30"above the floor or grade below shall have guards not less than 36"in height, including areas enclosed with insect screening,except where guards are required at the open side of stairs,the height may be reduced to 34"above the stair nosings. Guardrails shall be designed such that a sphere 4"in diameter cannot pass through,except the triangular opening between a riser,tread and the bottom rail of the guard may be of such size that a sphere 6"cannot pass through(IRC Section R312).
