Dear Ms. McLallin,
In response to your request, Sound Investigative Engineers conducted a limited structural
evaluation of reported fractures to the concrete foundation wall at the above referenced address.
It had been reported at that a SUV type motor vehicle struck the side of the residence resulting in
structural and non-structural damage to the exterior wall and supporting foundation wall.
The purpose of the structural evaluation was to determine if the reported fractures were caused
by the vehicle strike and a recommendation for repair, if necessary. The site inspection was
conducted by the undersigned Tuesday, February 22,2012.
During the site inspection, the following pertinent observations and findings were made;
1. The single family residence is two stories in height and constructed with an attached
garage and is located on a corner lot.

2. The structure is 40 ft in width and 54 ft in length and constructed with its long axis
orientated in a north/south direction.
3. King County records reveal the building was constructed in 2004 and was in apparent
compliance with the 2003 International Residential Code as amended by King County
and WAC 51-20 at the time of its construction.
4. The roof is supported by the east and west exterior walls. The 1st story floor is supported
by 2x10 joists orientated in a north/south direction. These floor joists are supported by
post and beam construction located in the under floor crawl space.
5. Traveling in a northwesterly direction,the vehicle's left front reportedly struck the wood
framing members of east exterior wall. The vehicle struck the 2x4 stud pony wall located
between the top of the concrete foundation and the 1st story floor resulting in damage to
2-3 studs. The concrete foundation wall at the area of the vehicle strike is 8"in width and
approximately 2'in height. A 3x4 pressure treated mud sill is constructed along the top of
the concrete foundation wall.
6. A 4x10 floor support beam constructed within the underfloor crawlspace is located in the
vicinity of the vehicle strike. The floor support beam is constructed in an east/west
direction and the bottom of the beams east end abuts the top of the 3x4 pressure treated
mud sill. Examination of the 3x4 pressure treated mud sill and east end of the floor
support beam revealed no evidence of crushing indicating no movement or damage to the
floor support beam or 3x4 pressure treated mud sill.
7. An approximate 12" long vertical fracture was observed in the 8"concrete foundation
wall in the area of the vehicle strike. Two additional and similar vertical fractures were
observed north and south of the vertical fracture located at the area of vehicle strike.
Similar size fractures were observed to the concrete foundation wall located on the west
side of the structure. All observed vertical fractures in the concrete foundation walls
exhibited little to no debris within the fracture suggesting a recent occurrence.
8. The vertical fractures are generally wider,approximately 3/32", at the top of the
foundation wall and diminish to 0" at approximately 12".
9. A 1" diameter threaded rod,connected to an assumed hold down anchor located within
the exterior wall above the 1st story floor is constructed through the 3x4 pressure treated
mud sill and into the 8"concrete foundation wall at the vicinity of the vertical fracture
and vehicle impact site. There is no evidence of damage or movement of the threaded
rod.

10.Examination of the interior side of the east exterior wall,in the vicinity of the vehicle
strike, revealed inward movement of the wall located proximal to the bottom plate. An
interior wall,orientated in an east/west direction,that abuts the east exterior wall and at
the location of the vehicle strike exhibited no movement or damage.
11. Examination of the hardwood floor and interior walls adjoining the floor revealed no
movement or damage.
12.Mr.Hamilton reported that the home inspector who performed the real estate pre-sale
inspection did not include any reference of the vertical fractures in his report. Mr.
Hamilton further reported that he recently pressure washed the foundation wall and did
not recall observing the vertical fractures prior to the vehicle strike.
Conclusion:
1. In our opinion,the reported and observed fractures to the top portion of the 8"wide
concrete foundation wall are due to normal shrinkage of the concrete following
construction. The vehicle impact may have accelerated or exacerbated fractures that
existed prior to the vehicle strike.
2. In our opinion,observed fractures have not lessened the ability of the concrete foundation
to continue resisting vertical and lateral forces for which it was designed.
Recommendations:
1. We recommend that the fractures be filled with a quality cementitious or epoxy material
that will prevent intrusion of rain or storm water during periods of freeze temperatures
which may expand resulting in additional stress type damage.
