Dear Ms.Krueger:
Upon review of the building permit documents for compliance with the conditions of the Use Process III
decision, I have found the following deficiencies that require attention prior to Planning Division sign-off
of the building permit.
1. Condition#2 of the Use Process Approval required a detail sheet showing the generator and
transformers with the metal screen and Type III landscaping. The plan sheets do not provide a close-
up detail nor is the metal screen shown. I cannot ascertain whether the landscaping is adequate to
screen the service equipment. Please submit a detail with a section drawing that provides the height of
the generator and transformers,the metal screen, and landscaping. The intent of the condition is the
complete screening of the service equipment from the ROW.
2. Condition#3 of the Use Process Approval requires the final landscaping plan to include species, size,
quantity, etc. corresponding to the required landscaping type. Additionally, a management manual
using BMPs for integrated pest management for fertilizer and pesticide/herbicide application was
required.Please make the following corrections to these sheets:
Sheet L301—In finding#8 of the Use Process III approval, staff allowed a portion of the required 5-
foot Type III perimeter landscaping screen along the south property line to be integrated as
foundation landscaping along the building. The foundation landscaping shown is limited to shrubs
and groundcover with no trees with the exception of the areas near the southeast entrance.The
retention of mature trees T37 and T36 mitigates some of this but additional trees between T36 and the
southeast entrance must be planted along or near the foundation landscaping.
Similarly,no trees are shown in the required 5-foot Type III landscaping along east building façade.
Please provide a mix of deciduous and evergreen trees within this screen to meet finding#8.
Sheet L303—The Type III landscaping screen along the southern frontage adjacent to the bioswale
near the existing stadium parking lot is not shown as indicated in finding#8.
The integrated pest management manual was not found in the building permit submittal.Please
submit this manual to comply with condition#3.

3. Condition#5 of the Use Process III decision required the submittal of a photometric lighting plan that
includes the fixtures,height and footcandles.Please submit this item as it was not found in the
building permit set.
Please resubmit two copies of the corrected sheets and two copies of the operation and maintenance
