Tukwila, WA 98168 Cell Ph: 206-571-8794 November 18, 2017 City of Federal Way Attn: Building Official/Field Inspector Subject: Two-Story Wall Construction, New Residence, 2001 S.W. 304th Street, Federal Way, WA 98023 Permit#: 1610529600 Dear Sir: On this date this office reviewed the construction of a minor section of a two-story front- to-back wall in the rear of the building in the living room area. The height of the wall in this area is approximately 23 feet. While it should have been constructed from either continuous full-height studs or side-spliced to provide bending resistance, it was constructed as a wall with a horizontal floor break approximately half way up. Having reviewed the construction, and noting that it should have been done correctly when framed, it is in this specific case acceptable. The wall section is short and has 90 degree bends at its front and rear, thus resisting the possibility of it buckling. It was observed that the roof loading on this section is negligible. Note that the structural break in the wall must be fully blocked with either short filler studs or an inside rim joist. This is for full vertical bearing capacity of the wall section from itself and roof loads from above. Thank you for your assistance. Sincerely yours, Bruce S. MacVeigh, P.E. Tukwila, WA 98168 Cell Ph: 206-571-8794 November 18, 2017 City of Federal Way Attn: Building Official/Field Inspector Subject: Second Story Front Deck Modification, New Residence, 2001 S.W. 304th Street, Federal Way, WA 98023 Permit#: 1610529600 Dear Sir: On this date this office reviewed the construction of the roof area of the front porch. The original plan called for an occupied deck on the roof area above the front porch. Part of the design called for a minor cantilever of the occupied deck in the front. As a support for the front-to-back joists of the cantilever, and interior cross beam was provided to provide uplift resistance from the cantilever area. The constructed design for the porch roof was a modified use of the area as a conventional peaked gable-ended roof instead of the occupied deck, with a straight front of the roof area, with of course no cantilever area. The roof structure consists of transverse trusses resting on the side beams in the conventional manner. The interior cross beam was not needed for this structure and was not installed. As such, the omission of the interior cross beam is acceptable and appropriate. No remedial measures are required. Also, the side beams should be adequate since the roof loading is less than the original occupied deck loading. Thank you for your assistance. Sincere) yours tis.M. , . Bruce S. As discussed with the owner during the field visit, an alternate internal door header had been used in the ceiling of the main floor just to the side of the front entrance hall. Apparently a 4" x 12" header had been approved. Installed was a 6" x 10" header. This was possible since the wall was 2" x 6" framed. The Section Modulus (S) for each of the members is as follows: 4" x12" S = 3.5 x 11.252/6 = 73.8 in3 6" x10" S = 5.5 x 9.252/6 = 78.4 in3 Since the Section Modulus gives the geometric strength of a beam in bending it is seen that the alternate beam was equivalent (and slightly stronger) than the originally designed beam. No changes or alterations are recommended. Thank you for your assistance. Sincer-Iy_ ours Bruce S. MacVeigh, P.E. Item #25. We have evaluated the use of LP truss joists versus the TJI product specified on the approved plans. The design equivalency was per the LP design engineers. We have concluded the alternate product provides the intended equivalent capacity and specification as the TJI joist products on the approved plans. (We have performed similar equivalency evaluations for BCI (Boise Cascade) truss joists used as alternate products.) The LP joists used meet the design requirements of the building design and no changes or alterations are required or recommended. See attached evaluation of two floor joist designs. Thank you for your assistance. Sinc-r? yours, , .r; ♦.!of wns `y Bruce S. MacVeigh, P.E. PVt. Civil Engineer - #18657 4 • t4 I EXPIRES: 4/24/%x7' bhupinderresidence06/1848 EVALUATION/COMPARISON Attached are plan sheets for sections of TJI designated floor structure and the same floor structure supplied by LP for actual installation. Moment capacity comparison calculations are made for 3 sections. We believe this documents the equivalent installed capacity of supplied joists for the building relative to the original designed joist capacities. Note that the alternate LP chosen joists were per LP engineers and represent a common practice for alternate proprietary use of products. Comparisons (Per linear foot of floor width covered where spacing is different) TJI LP Section A 14" TJI 210 @ 16" LPI 20 x 14" © 16" 4,280 ft-lbs 4,400 ft-lbs Okay Section B 14" TJI 360 @ 12" LPI 20 x 14" @ 12" 7,335 ft-lbs 4,400 ft-lbs 22779 Section C 14" TJI 230 @ 16" LPI 20 x 14" @12" 4,755 ft-lbs 4,400 ft-lbs 3,566 ft-lbs/If 4,400 ft-lbs/If Okay The results of Section B do not make sense. A brief joist capacity calculation is done. Basic floor loading is assumed. Span = 21' = L Assume: DL = 15 psf LL = 40 psf TL = 55 psf Use 12" (1') spacing. Therefore w = 55 plf M = w x L2/8 = 55 x 21 x 21 / 8 = 3,032 ft-lbs < 4,400 ft-lbs Results: The LP installation meets strength requirements. The over strength of the TJI specification is not explained. Conclusion: The installed LP joists have been competently redesigned by LP engineers and may be considered appropriate for the installation.
