17-105489-Correspondence-05-21-20-V15 May 21, 2020 Job No. 1886-001-016-0016 Mr. Jim Harris Senior Planner City of Federal Way 33325 8th Avenue S Federal Way, WA 98003 RE: Woodbridge Business Park (City File #17-105489-UP) Impervious Areas Map Request Dear Mr. Harris: This letter is written on behalf of Federal Way Campus, LLC to provide a response to a request regarding the Process IV Land Use Application for Woodbridge Business Park. The response was requested by Kevin Peterson in an email on May 12, 2020. For ease of review, we have provided a portion of the request in italics and included our response in bold font below. …I’m going to need a series of maps/plan sheets that graphically depicts: 1) All new impervious surfaces; 2) All impervious surfaces that are remaining in place (tech center building, part of the parking lot, etc.); 3) And all areas of ‘replaced’ impervious surfaces (existing parking areas that will be replaced with new parking lots or buildings) A new, colored, impervious areas exhibit is attached with this resubmittal and it clearly depicts all new impervious surfaces, existing impervious area to remain, and replaced impervious areas. As the “Impervious Areas Calculations” table indicates, the total new impervious area totals 43.9 acres, placing it well under the drainage manual threshold of 50 acres of new impervious surface. Therefore, the project does not qualify for Large Project Drainage Review, nor does it trigger the Master Drainage Plan requirement as outlined in Section 1.1.2.5 of the drainage manual. The last impervious areas exhibit (EN-16) was submitted with the “Traffic Concurrency Application Modification” package, dated November 12, 2019. The “Impervious Area Calculations” table on the 2019 exhibit (EN-16) shows the total new impervious area being 44.05 acres, while the new exhibit (EN-20) shows 43.9 acres. The difference in the new impervious areas between these two exhibits (reduction of 0.15 acres) is a result of calculating the exact area of frontage road improvements and some very minor corrections to some of the other area classifications.
