Application & Proposal
∗Site is located at 941 Dash Point Road South.
∗Use Process IV application for a proposed new Church Ministry building
expansion in RS 9.6 zoning district.
∗3.7 acre site.
∗Proposed 33,000 sq.ft. building expansion, improvements proposed to:
parking lot; stormwater system; site access; and site landscaping.
∗Site is presently developed with approx. 37,000 sq.ft. of buildings, and 11,000
sq.ft. buildings to be removed to accommodate new Ministry Building.
∗FWRC 19.15.100 allows five year approval duration for Process IV decision.
∗Use Process IV application requires Hearing Examiner review and approval.

∗Existing streets and utilities are adequate for proposed expansion.
∗Public Works has reviewed and approved access location with condition as recommended.
∗Transportation Concurrency met, TIF per FWRC 19.91, no traffic safety impacts created as recommended.
Process IV Decision Criteria
∗Staff recommends approval of the Process IV
application, subject to the following conditions:
∗Obtain engineering plan approval prior to site construction.
∗Obtain DOE approval of stormwater injection well.
∗Design and construct left turn lane at site driveway.
∗Upgrade nonconforming landscaping along
frontage and in existing parking lot.
∗Comply with Director’s Design Decision dated May
31, 2020.
