CONDITIONS:
This decision shall not waive compliance with future City of Federal Way codes,policies,or standards relating to the subject
pt-oposal.
2)No construction from October 30 to April 1 during the wet season since this area drains to a creek and wetland unless
otherwise approved by the Public Works Director.
3)Frontage improvements shall not be constructed until WSDOT approval is obtained.
4)This permit includes both onsite and frontage improvements. Approval of frontage improvements plans(Sheets C160 and
C161)may occur after issuance of permit,but shall be approved prior to any work in right-of-way.
5.Building setbacks are:20 feet front; 5 feet side; 5 feet rear JjH).
6.All new and refaced signs require a separate sign application and review.(FWCC,Sec.22-335(g)(6))(JH)
7.Pursuant to section 20.13030 of the Federal Way Environmental Policy Ordinance,all mitigation measures of the
determination of nonsignificance are incorporated by reference as conditions of this approval.Failure to comply with the
mitigation measures shall constitute grounds for suspension and/or
revocation of this approval(JH).
8.All conditions of the October 2,2002 Process III approval are incorporated by refernce as conditions of this approval
(JH).
9.Groundcover shall be planted in all parking area islands and perimeterType III landscape areas with trees and shrubs.
Groundcover shall be provided throughout the landscape areas,and planted between and under trees and shrubs.
