Community Development Affordable HoUSin& A 5% affordable housing covenant has been recorded. A copy is attached. DC198480.6 Baundai,y Line Adjustment The need for a boundary line adjustment (BLA) prior to building permit issuance for Building F is acknowledged. It is understood that this will be a condition of land use approval. Public Works —Development Services Right -of -Way Issue The requirement to dedicate 15 feet of right-of-way and place an additional 8 feet within a K z "Tract X" across the previous Phase I frontage is acknowledged. We will work with Public 0 Works to prepare the dedication documents and legal descriptions for execution and recording. Level i Downstream Analysis A current field reconnaissance was performed and Section 3 of the TIR has been updated. Geotechnical Report A current geotechnical report is included in Section 6 of the TIR.. Water Quality Water quality treatment (Enhanced Basic) is now proposed via Filterra units placed adjacent to the parking bays and drive aisles. For the exterior drive ramps leading into the lower level garages, runoff can be piped to remote Filterra units that can be located at a lower portion of the site so as to allow gravity drainage. Filterra underdrains and overflows will be connected to the existing storm drain system, where it will then be routed to. existing detention pond. Section 4, Part E of the TIR has been updated. The existing wetpond and bioswale will remain. Solid Wa.-te The solid waste building (near Bldgs I and J) has been revised so that it no longer encroaches into the front yard setback. Calculations for additional recycle and trash receptacles are now provided on sheet C4. The building will house 3, 2 CY trash dumpsters and 1, 2 CY recycle dumpster, and may also include separated glass or aluminum recepticals. The exterior pad located west of the Memory Care building will have 1, 2 CY trash and 1, 2 CY recycle dumpters. Currently, recycle is non -separated single stream. The proposed trash and recycle service was based on prorating the existing service by existing number of units to the new number of units and rounding up. Service entrances have been called out and are within 150 feet of the solid waste storage areas. To our knowledge, the solid waste and recycle enclosures comply with FWRC 19.25.150). Dispersion The sheet flow dispersion areas on the internal drive loop and parking bays has been deleted in lieu of providing Filterra devices to achieve Enhanced Basic water quality treatment. Gravel Filled Trenches for Basic Dispersion are still proposed on the outer periphery of the project where the flowpath length, slope and vegetation requirements can be met. Two feet of trench, plus 25 feet of flowpath are required for this BMP. This is achieved within the property boundary in the locations shown. One trench on the east side of Building F was removed, because that area is too steep and fell partially within the proposed right of way dedication area. It should be noted that final BMP selection and design will occur with the building permit stage. Public Works —Traffic Traffic Impact Fee Requirement noted. Concurreney Comment noted. Dedication Issue Plans revised to show dedication and Tract X per City's letter dated April 2, 2019. City of Federal Way 8/27/2019 Page 3 Village Green Lakehaven Water and Sewer District Water and sewer availability certificates were issued by Lakehaven and included with the application.
