City departments have provided the following comments that will need to be addressed prior to preliminary approval of your application, or as otherwise noted. Questions regarding the technical review comments should be addressed to the referenced staff representative. PUBLIC WORKS – DEVELOPMENT SERVICES Ann Dower, 253-835-2732, ann.dower@cityoffederalway.com The following additions and corrections are necessary for preliminary plat approval and remain to be addressed: 1. The comments from the November 1, 2020, technical review letter concerning the access road turn- around, dimensions, and street lighting were not addressed. 2. The right-of-way modification has expired and a new application must be made. 3. The applicant will need to apply for a separate engineering (EN) review that will cover engineering review, bonding, and construction inspection. The current fee for engineering review is $2,140.00. 4. An easement must be provided to allow a portion of the road to be built on a separate property other than the short plat. Provide either a copy of the existing easement or a new, recorded easement that includes the notarized signatures of all parties involved. 5. The 22-foot ingress/egress/utilities easement “to be created upon recording of this short plat” is not shown adequately. The leader points to one line and there is no indication of where the other side of the easement is located. Additional information must be provided, including maintenance responsibilities and who the easement is for. A separately recorded document is recommended outlining all rights and responsibilities. I.D. 81089 CLOSING Please make the corrections and resubmit the short plat drawing accompanied with the completed Resubmittal Information Form (enclosed), and a letter indicating how the above comments have been addressed. Pursuant to Federal Way Revised Code (FWRC) 18.05.080, if an applicant fails to provide additional information to the city within 180 days of being notified that such information is requested, the application shall be deemed null and void and the city shall have no duty to process, review, or issue any decisions with respect to such an application.
