Dear Mr. Cabrales:
The Planning Division has reviewed your building permit and has the following comments:
1. An entrance door is proposed in the area where the garage door previously existed.A second entrance on
the front of the home is not allowed per Federal Way Revised Code(FWRC) 19.200.180 note 7:
a. ADUs may be accessed through the entrance to the primary dwelling unit or through an additional
entrance on the side or rear of the residence. Only one entrance is allowed on the front of the residence.
2. The floor plan submitted with the Accessory Dwelling Unit(ADU) land use application did not show a
proposed second entrance at the front of the building. Finding of Fact#6 from the ADU land use
decision is as follows:
a. "Floor Plan—The square footage of the proposed ADU is 791 square feet,including a living room,
dining room,kitchen,bathroom,bedroom,laundry room, and powder room.The principal dwelling
unit contains more than 2,000 square feet.The ADU will not exceed the 40 percent maximum
accessory dwelling unit size of 800 square feet pursuant to FWRC 19.200.180,Note 9.A wall will be
constructed to separate the ADU from the other primary dwelling unit living space on the first floor.
The ADU will be accessed through an entrance at the rear of the residence pursuant to FWRC
19.200.180,Note 7,which allows only one entrance at the front of the residence."
3. Please revise the plans to remove the second entrance on the front of the residence.All submittals must
go through the Permit Center using the enclosed resubmittal form.
