CONDITIONS:
1.Right-of-Way Permit 03-100843-HR,to install the driveway approach and catch basin along the property frontage,must
be finalled and approved by Public Works PRIOR to final building inspection approval.
2.All building downspouts,footing drains&drains from all impervious surfaces such as patios&driveways shall be
connected to the approved storm drain outlet as shown on the approved construction drawings.All connections of the drains
must be constructed and approved prior to the final building inspection approval.
3.Prior to any clearing or grading on the lot,the owner/builder shall install temporary erosion/sedimentation control
facilities approved by the City.These facilities must ensure that dirt or sediment laden water does not enter the public
drainage system,adjacent lots or public streets.The owner/builder bears the responsibility to maintain the facilities in
proper working order,replacing as necessary.The facilities may be removed only after such time as construction is complete
&landscaping is installed.
No building shall encroach onto any building setback line or easement shown or not shown.
Maximum building height is 30 feet above average building elevation,per Federal Way City Ordinance#90-51.
The driveway shall be paved per FWCC,Sec.22-1453.The driveway shall be paved from the existing roadway pavement
edge,or curb,to the garage or carport.

RE: Drainage at new house being built at 28922 5a`Ave South Federal Way, Wash.
As a replacement for the footing drain that has been omitted at the base of walls of the garage it
will be necessary to provide a positive internal drainage mechanism. This shall by removing a
few inches of sand and replacing with washed 3/4 inch to I '/z inch drainrock in the garage area.
Starting at the back of the garage the drainrock shall be 3 inches deep and at the front about 6
inches deep. Continue the drainrock out into the driveway until the driveway falls about a foot
below the level of the subgrade. Lay filter fabric beneath the drainrock to prevent intermixing of
subsoil with the drainrock. Also slope the ground behind the tall wall away from the wall.
This measure as outlined above in combination with soil that ranges from fine to medium to
coarse sand and the waterproofing of the tall garage wall should be sufficient to intercept water
coming from the hillside above.
