Vicinity Map General Notes
GENERAL
1. All smoke detectors in areas of new construction shall be interconnected to a
device audible in sleeping areas and receive their primary power from the
building wiring. Battery backup is required. Smoke detectors to be located
per approved plans and following manufacturer's instructions.
2. Buildings should have approved address numbers, building numbers, or
approved building identification placed in a position that is plainly legible and
visible from the street or road fronting the property. The numbers shall
contrast from their background. Numbers shall be a minimum of 4" high and
have a minimum stroke width of 1/2".
3. Usable space under stairs shall be lined with 1/2" type-x GWB and fire taped.
Provide fire blocking between studs in line with stair stringers and between
stair stringers.
4. Guardrails must be 36" high min. and constructed to resist a 200 PLF force at
right angle to the top rail and a 50 PSF load for infill components. The max
opening shall be such that a 4" dia. sphere cannot pass through. Guardrails to
be located at surfaces 30" or more above grade.
5. All appliances to be installed per manufacturer's instructions.
6. Provide minimum 26GA flashing and counter flashing where roof meets
vertical surface.
7. Dampproof walls below grade per approved method.
8. Lead paint removal shall be done according to the current RRP (Renovation,
Repair, and Painting) rules as defined by the EPA and the State of
Washington.
CONTRACTOR NOTES
1. Do not scale off the drawings for construction purposes. If a dimension is
not provided in the drawings, the contractor shall notify the architect before
proceeding with work.
2. Drawings are for reference only. The contractor is responsible for and in
charge of means, methods, sequences of construction, safety issues, and
fulfilling the requirements of the applicable building codes.
3. In the event of discrepancies in this plan set among architectural plans,
structural plans, existing conditions, building codes, or any other information
provided, the contractor shall notify the architect before proceeding with
work. Any work performed prior to consulting the architect that is found to
not conform to the contract documents shall be corrected at the contractor's
expense. Contractor and/or owner-initiated changes shall be submitted in
writing to the architect for approval prior to fabrication or construction.
Changes shown on shop drawings only will not satisfy this requirement.
4. Submittal of door, window and hardware schedules is required. Do not
order until architect and owner have approved. If architect is not hired to
fully review submittals the owner must perform a thorough review and is
responsible for correcting any errors.
5. Deferred Structural Submittals: items including, but not limited to,
prefabricated wood trusses, open web wood floor trusses, and steel posts &
beams designed by others shall include stamped calculations, shop
drawings and product data. Design shall be prepared by the SSE (Specialty
Structural Engineer), who is retained by the General Contractor,
Subcontractor or Supplier. Submittals shall be provided to the Architect and
Structural Engineer of Record for review prior to ordering and installation.
Review of the SSE's shop drawings is for general compliance with design
criteria and compatibility with the design of the primary structure and does
not relieve the SSE of responsibility for that design. All necessary bracing,
ties, anchorage, and proprietary products shall be furnished and installed
per manufacturer's instructions or the SSE's design drawings and
calculations.
6. Drawings may not show the full extent of GWB/plaster removal necessary
to complete the project. Contractor to determine the extent of GWB/plaster
removal necessary.
7. If contractor or owner observes poor draining soil, and/or excessive water
on the site during construction (particularly water percolating up from soils),
consult with architect as necessary to determine if additional drainage is
required to waterproof the structure.
MECHANICAL, PLUMBING & ENERGY
1. All exterior joints shall be sealed, caulked, gasketed, or weather stripped to
limit air leakage at the following locations: window and door frames,
openings between walls and foundations, between wall and roof, openings
at penetrations of utility services, and all other openings in the building
envelope.
2. Insulate and weatherstrip all attic hatches and doors.
3. Exhaust hood systems capable of exhausting in excess of 400 cubic feet
per minute shall be provided with makeup air at a rate approximately equal
to the exhaust air rate. Such makeup air systems shall be equipped with a
means of closure and shall be automatically controlled to start and operate
simultaneously with the exhaust system.
4. Programmable thermostats shall be installed at all forced air heating and
cooling equipment devices.
5. All plumbing fixtures to meet the following standards: Toilets: 1.6GPF,
Faucets: 2.5GPM, Showerheads: 2.5GPM
6. Exterior hose bibs shall be of no freeze type with vacuum breaker.
7. Secure water heater to adjacent walls with metal strapping to meet all
codes.
FRAMING
1. Foundation plates shall be pressure treated and 6" min. above finish grade.
2. Provide 18" min clearance from grade to bottom of floor joists and a min. of
12" to bottom of girders.
3. Structural panel components of the structure such as softwood, plywood,
particle board, wafer board, and oriented strand board shall be identified as
"exposure 1," "exterior," or "hud approved."
4. When there is usable space both above and below the concealed space of a
floor/ceiling assembly, draft stops shall be installed so that the area of the
concealed space does not exceed 1,000SF. Fire blocking shall be provided
to cut off all concealed draft openings and to form an effective fire barrier
between stories, and between a top story and the roof space.
5. All combustible materials surrounding a masonry fireplace shall be separated
from the masonry per current code. Combustible material around a
prefabricated fireplace shall meet code requirements and manufacturer's
requirements.
6. Required attic access openings shall be rough framed to a minimum of 30" x
22" and have a minimum unobstructed headroom of 30"
7. All wood in contact with concrete or masonry shall be pressure-treated with
an approved preservative or (2) layers of asphalt impregnated building paper
shall be provided between untreated wood and concrete or masonry.
