ISW Federal Way, WA , Permit No. BLD98-0169 Lateral Force Detailing To the Person Concerned Regarding the above referenced residence, I have been informed that there has been concern that shear walls in some areas do not stack vertically in the upper and main stories, and that therefore needed vertical continuity from roof to foundation is not achieved. It has been suggested that in one instance a vindow be moved to provide the desired vertical alignment. In actual fact strict vertical alignment of shear walls is not required by either code or structural, considerations. UBC-97 Table 16-L Item 4 allows in -plane offset of vertical elements equal to or less than the width of those elements without special consideration, Structurally, the requirement for shear transfer between stories can be achieved by adequate connection of the upper shear wall to the floor diaphragm at its base, which diaphragm then transfers the shear to the offset shear wall in the story below. For structures which essentially meet the prescriptive method of lateral bracing in the code, the base connection of the shear wall to the floor diaphragm is achieved thru sole plate nailing and plywood or OSB bottom edge nailing to the rim joist. (Where non -prescriptive lateral bracing is involved in a design and strap holdowns are specified in some areas, those holdowns need only be connected to the studs in the upper story and to the rite joist of the floor diaphragm at its base. This detail occurs when an opening below or out -of -plan offset of walls between stories px•ecludes connection of the strap'to studs in the lower story. P. 03 For the subject residence it is my opinion that prescriptive lateral bracing is essentially achieved throughout. The builder has chosen to install straps in certain locations, and this does not nullify the assignment of "prescriptive status" to this structure, in my opinion. I do not believe relocation of any windows is necessary. The purpose of this visit was to observe the subsurface conditions exposed in the house excavation as a basis for providing comments on the stability of the permanent slopes which are planned at the site after the house has been completed. We understand that the excavation for the house was complete at the time of the site visit. The soils exposed in the excavation consisted of an upper zone of sand fill with variable amounts of organic matter, overlying native sand deposits which appeared to be in a medium dense to dense condition. A considerable amount of wall backfilling and lot regrading will completed in order to achieve the final grades on the lat which are planned after the house is complete. We understand that the permanent slopes on the lot after the house has been completed will have an inclination of 3 Horizontal. I Vertical, or flatter. It is our opinion that these slope will be stable with respect to large scale instability provided that good construction practices are followed and the following provisions are met. • Surface runoff should be prevented from running down the face of the slopes by using curbs, berms, drainage ditches and swales, as appropriate. • The slopes should be planted as soon as possible to minimize erosion. A temporary covering should be used to protect the slopes from erosion as necessary. • All fill slopes should be constructed with fill material which is compacted to at least 90 percent of the maximum dry density determined in accordance with the ASTM-1557 test procedure. The fill should be property keyed into the existing slope. • All structures which retain the slopes are adequately designed and constructed, It is possible that the permanent slopes could experience some shallow surface creep and slumps under some circumstances. Our firm is available to observe the construction of the permanent slopes, including completing density tests in the fill material, if appropriate.
