19.115.010 Purpose

19.115.040 Security Program
General strategies that are encouraged to be
addressed in a security program for new stacked
multifamily dwelling units, senior housing, or
special needs housing
Site is categorized as Comercial Enterprise (CE). We identified that
the building and site design comply with the majority of these
items.
19.115.050 Site design – All zoning districts
(1) General criteria.Design considers the site context, incorporates the natural views
at the perimeters, open to 9th Ave. S. and 344 S. St. Pedestrian
areas and an open plaza at front entrance will be included, with
landscaping. Overall design has consistant style and material
through out the project. User access and pedestrian activities
have been arranged to be near the main entrance, open plaza and
parking lot, placed at front corner of the building, open to street
views. Landscaping design and maintenance, site lighting and
exterior plaza would present strong ownership of the site. Please
refer to site plan.
(2) Surface parking lots.Parking lot is developed per code, with loop access and clear
striping on the ground. Driveways are carefully located, with
visibility and proper interface to street and sidewalk.
(3) Parking structures Not applicable
(4) Pedestrian circulation and public spaces.Pedestrain pathways are delineated with pavement and
landscaping, connected to parking area and public right of way.
Intend to provide flush concrete sidewalks and concrete cross
walks, with light colored surface in contrast to asphalt drive isles.
Bike racks provided at side entrance; outdoor benches, planters
and lighting will be provided in plaza area, near entrance. Visible
from public streets and parking area.
(5) Landscaping.
(6) Commercial service and institutional facilities.Truck loading areas are located away from public view and
circulation. Electrical room provided in the building. Site utilities
will be placed away from front entrance and plaza, not
obstructing views of tenant common space. Propose to utilize self-
contained compactor in lieu of a trash enclosure. Provided
vegetative screening in the landscape strip next to the compactor.
(7) Miscellaneous site elements.Lighting design per code, illuminating the site evenly across, and
placed to not spill onto adjacent site. Fixtures will have optional
cut-off shield as needed. Please refer to site photometric plan
19.115.060 Building design – All zoning districts
(1) General criteria.Site is on a relatively flat topography with slight slope, "step up"
articulations included from front entrance to the back of the main
building to create vertial modulation.
(2) Building facade modulation and screening
options, defined.
Along the full length of the façade facing public streets, façade
modulation has been implemented following guideline, with
some additional canopies. A pedestrial plaza of minimum 200 sf
was provided at main entrance near front corner. (a)(c)(d)
(3) Building articulation and scale .Along the full length of the façade visible from public streets, the
building provides these articulation methods:
(i) vertical showcase windows at front stair case
(ii) window openings with visible trim material
(iv) raised planter bed in front of the recessed wall
(vi)architectural articulations
(vii) material and texture variations
(4) Methods to reduce building massing.The building massing was broke into two smaller masses of office
and cooler, with varying parapet outlines and upper level
setbacks. The massing is further reduced by canopies, railings,
and wall profiles on the façade.
19.115.070 Building and pedestrian orientation – All zoning
(1) Building and pedestrian orientation, for all
buildings except zero lot line townhouse
development and attached dwelling units .
Building is oriented towards public right of way, with main
entries, lobby, and display stair case at the front corner, visible
from streets. Exterior plaza is located near front corner of the
building, close to right-of-way with pedestrian access.
