RE: 21-100017, Henry Reasonable Use Lot 142103-9087, Addressing Technical Review Comments
Dear Chaney Skadsen:
Please find the technical review comments dated March 10, 2021 for the subject project have been
addressed as follows:
Community Development - Planning Division
1. Stream Crossing – The Wetlands and Drainage Corridors Evaluation & Delineation Report and
Conceptual Wetland Mitigation Plan has been revised to include information on the proposed
stream crossing for a sewer connection, expected impacts to the stream, and how the utility will
be bored to meet all the applicable decision criteria in FWRC 19.145.320. In addition, it has been
revised to include information on how the stormwater design and site plan per the King County
Surface Water Design Manual provides for water treatment and flow control of the stormwater
runoff within the buffer to function equivalent or at a higher level than a standard buffer as
would be within a non-developed site.
2. Required Yard Setbacks – The resubmittal includes a letter requesting a variance to reduce the
front yard setback by 25% to demonstrate the criteria in FWRC 19.45.030 has been met.
3. Public Comments – A letter has been submitted to addresses the public comments received
during the public notification period.
Public Works – Development Services Division
1. Stormwater BMPs - The plan set has been revised to identify the flow control BMPs shown on
the Site and Stormwater Plan.
2. Dispersion Trench Calculations - The dimensions for each full dispersion trench and naturally
vegetated flow path area have been added.
Public Works – Traffic Divisions
1. Sight Distance Deficiency - Comment is a condition of final occupancy and the site line
improvements will be addressed during construction.

South King Fire and Rescue
1. Water Supply – The project is within the Tacoma Water District and a Certificate of Water
Availability along with a hydraulic flow analysis has been completed and will be submitted with
the building application.
2. Fire Hydrant – The requirement for an additional fire hydrant was rescinded after further review
by Sean Nichols and the Fire Marshal per email correspondence.
3. Emergency Access/Fire Sprinkler System – A fire sprinkler design will be including with the
building plans due to limited access and no approved turnaround.
