Concumency Decision
Attached for your review is the Transportation Concurrency Analysis for the subject project,
consisting of 40 detached and 174 attached units of the Village Green senior housing
development. Of the total 40 detached cottages units, 14 units have received their certificates
of occupancy (C10). Based on this analysis, Traffic Division staff has made the fallowing
determinations:
1. All intersections impacted by one or more Weekday evening peak hour trips from the
proposed development would meet the City of Federal Way LOS standards with
programmed improvements.
2. Pay a pro-rata share contribution in the amount of $113,394 toward the impacted TIP
projects prior to the issuance of any building permits.
You have 14 calendar days from the date of this letter to inform us which of the following
Options you will pursue in response. If you fail to respond to this letter within 14 days of the
date of this letter, your project will not be approved. Please indicate with a checkmark in the
appropriate box of your decision, sign, and date this letter in the space below, and return a
copy to us. If you are providing additional information under Options B or C below, these
submittals are also due within 14 calendar days from the date of this letter.
Once we have reached agreement on the subject project, we will issue a Capacity Reserve
Certificate, allowing your project to proceed with other applicable permit processes.

OPTIONS:
A. I accept the staff determination for mitigating the transportation impacts of the
subject project.

revised land uses and travel demand management measures. Attached is the

mitigation measures. Attached is the analysis supporting my proposal.
