It appears that there is a slope where the sign is proposed to be located and it's causing issues with measurement of the height. When I referenced the approved drawings to help them determine the point of measurement for the height of the sign, I found that the drawing depicts the area around the sign as flat, which is inaccurate. So, please resubmit the freestanding sign pages of the drawing, and the engineering pages, if applicable, along with the attached resubmittal form. You may do so by sending the information to this email (a copying charge is applicable) or stopping by our office with 2 sets of the revised drawings. ** Additionally, please ensure that if Corstone is working with Capitol Sign & Awing to do the concrete base, a footing/setback inspection is requiredprior to any concrete pour. We were only going in for a revision to show where we were measuring the height of the sign from. We already have our sign made, shipped to site, and it is ready for install for a store that is opening this week. At this point we cannot go back and change our monument sign that was already approved without creating a significant hardship for the store's opening. I worked with Janice Fernandez and Andrew Norton closely to get this permit approved and there were no issues with the sign face when this sign permit was originally issued. Everything was set to install, the only issue the inspector brought up was where we should measure height from. Now that the base has been approved this should not be an issue anymore. With that in mind we will be picking up the approved base plans showing where we are measuring height from so that we pass inspection after install this week. The City received a resubmittal yesterday regarding the sign height issue. I've had a chance to review it and have approved it for the base only. Sean - feel free to send your foreman to pick it up. There's no charge for the change. Why I approved the sign base only involves sign face itself. As submitted, the total sign face is 40 square feet (sqft) on each side of this double-faced sign. Additionally, Advance Auto Parts is taking up a bit over 1/2 of this sign area, leaving room for a different tenant (highlighted below) - all indications point to Gravity Coffee. T-6" GMU BRICK If this is the plan, I wanted to make sure you were aware of the difference of reviewing this property as a combined "subject propert/' versus reviewing it as 2 separate parcels. We have this option because both properties are owned by the same company. If reviewed as separate properties: 1. Advance Auto can have two 12 foot tall signs, with a total of 80 sgft of sign area (40 sgft per side) per sign. 2. Gravity Coffee can have an 8.66 foot tall sign, with a total of 80 sgft of sign area (40 sgft per side). Caveat: neither business can advertise on the other's signage. If reviewed as a combined "subject property" which combines both of these parcels: The combination of Advanced Auto and Gravity Coffee can have two 12 foot tall signs, with a total of 128 sgft of sign area (64 sgft per side) per sign. Currently, all the submitted documents point to reviewing this pedestal sign as a single property sign except for the elevation drawing, which indicates 2 businesses. So, options at this point are 1. The pedestal sign face needs to reflect only Advance Auto signage if the choice is to do separate property sign permit submittals, or 2. The site plan needs to be revised to include the property for Gravity Coffee property and the elevation drawing needs to be revised to show the actual signage for both businesses, as well as, new dimensional drawings if the sign area will be increased. Please be aware that the maximum height of the sign is 12 feet either way, so the height cannot be increased. As the code requirement for the base is a minimum of 20% of the total sign height, there would be space to expand in that direction. I know this is a lot of information to take in.
