An environmental impact statement (EIS) must be prepared for all proposals with probable significant adverse impacts on the quality of the environment. The purpose of this checklist is to provide information to help you and the agency identify impacts from your proposal (and to reduce or avoid impacts from the proposal, if it can be done) and to help the agency decide whether an EIS is required. INSTRUCTIONS FOR APPLICANTS: This environmental checklist asks you to describe some basic information about your proposal. Governmental agencies use this checklist to determine whether the environmental impacts of your proposal are significant, requiring preparation of an EIS. Answer the questions briefly, with the most precise information known, or give the best description you can. You must answer each question accurately and carefully, to the best of your knowledge. In most cases, you should be able to answer the questions from your own observations or project plans without the need to hire experts. If you really do not know the answer, or if a question does not apply to your proposal, write "do not know" or "does not apply." Complete answers to the questions now may avoid unnecessary delays later. Some questions ask about governmental regulations, such as zoning, shoreline, and landmark designations. Answer these questions if you can. If you have problems, the governmental agencies can assist you. The checklist questions apply to all parts of your proposal, even if you plan to do them over a period of time or on different parcels of land. Attach any additional information that will help describe your proposal or its environmental effects. The agency to which you submit this checklist may ask you to explain your answers or provide additional information reasonably related to determining if there may be significant adverse impact. USE OF CHECKLIST FOR NONPROJECT PROPOSALS: For nonproject proposals complete this checklist and the supplemental sheet for nonproject actions (Part D). The lead agency may exclude any question for the environmental elements (Part B) which they determine do not contribute meaningfully to the analysis of the proposal. The required governmental approvals and permits include preliminary and final plat approval, building, construction and construction stormwater permits, as well as administrative site plan and SEPA review and determination will be required. Right-of-way permits will be needed if curb cuts are needed for the driveways, and for various utility connections. Water and sewer developer extensions from Lakehaven Utility District 11. Give brief, complete description of your proposal, including the proposed uses and the size of the project and site. There are several questions later in this checklist that ask you to describe certain aspects of your proposal. You do not need to repeat those answers on this page. (Lead agencies may modify this form to include additional specific information on project description.) The Applicant is requesting a subdivision permit for a Preliminary Plat. The subject site is approximately 177,756 square feet (4.08 acres). The proposal is for an eleven (11) lots for single- family residential use. The lots range in size from 7,205 to 10,727 square feet in size. There is a Type Ns stream along with three Category IV wetlands on the western portion of the site. The proposed development includes a Critical Area tract to meet the required stream and wetland buffers and setbacks, as well as the open space requirements per the City of Federal Way Revised Code. Access to Lot 1 will remain off S 298th Street and Lots 2-11 will be accessed via a new public right-of-way located in the central/eastern portion of the project site. 12. Location of the proposal. Give sufficient information for a person to understand the precise location of your proposed project, including a street address, if any, and section, township, and range, if known. If a proposal would occur over a range of area, provide the range or boundaries of the site(s). Provide a legal description, site plan, vicinity map, and topographic map, if reasonably available. WAC 197-11-960 SEPA Environmental Checklist Page | 4 B. ENVIRONMENTAL ELEMENTS 1. EARTH a. General description of the site (circle one): Flat, rolling, hilly, steep slopes, mountainous, other… b. What is the steepest slope on the site (approximate percent slope)? The steepest slope on site is approximately 18%. c. What general types of soils are found on the site (for example, clay, sand, gravel, peat, muck)? If you know the classification of agricultural soils, specify them and note any agricultural land of long term commercial significance and whether the proposal results in removing any of these soils. Soils on the project site are classified as Alderwood gravelly sandy loam, 0 to 8 percent slopes (AgB) and Arents, Alderwood material, 6 to 15 percent slopes (AmC) according to the National Cooperative Soil Survey (please see Attachment B). d. Are there surface indications or history of unstable soils in the immediate vicinity? If so, describe. There are no known surface indications or history of unstable soils in the immediate vicinity. e. Describe the purpose, type, total area, and approximate quantities and total affected area of any filling, excavation, and grading proposed. Indicate source of fill. Grading and clearing of the project site is proposed to accommodate the improvement of the new road and single-family residences. Approximately 12,700 cubic yards of cut and 6,000 cubic yards of fill and 2,000 cubic yards of stripping material are anticipated for the project. The receiving source of the extra material is unknown at this time but will be to an approved location with an existing grading permit. f. Could erosion occur as a result of clearing, construction, or use? If so, generally describe. Minor erosion is always possible with construction depending on weather conditions. Erosion control measures will be put in place with construction to reduce these risks including a Temporary Erosion and Sediment Control (TESC) plan providing Best Management Practices during construction. g. About what percent of the site will be covered with impervious surfaces after project construction (for example, asphalt or buildings)? Up to 60% of the project site would be covered by impervious surface per zoning. Exact impervious coverage numbers will depend on the final building design. h. Proposed measures to reduce or control erosion, or other impacts to the earth, if any: Implementation of Temporary Erosion and Sediment Control (TESC) and other Best Management Practices (BMPs), as required by code, will be reviewed throughout the building permit review process. What types of emissions to the air would result from the proposal during construction, operation, and maintenance when the project is completed? If any, generally describe and give approximate quantities if known. Air emissions from construction vehicles are anticipated to be consistent with the machinery typically used in single-family residential construction and are regulated by the Puget Sound Clean Air Agency. b. Are there any off-site sources of emissions or odor that may affect your proposal? If so, generally describe. There are no known off-site sources of emissions or odor that may affect this proposal. c. Proposed measures to reduce or control emissions or other impacts to air, if any: There are no measures to reduce or control emissions or other impacts to air at this time. Each building permit will be reviewed for compliance with current regulations. 3. WATER a. Surface: 1) Is there any surface water body on or in the immediate vicinity of the site (including year- round and seasonal streams, saltwater, lakes, ponds, wetlands)? If yes, describe type and provide names. If appropriate, state what stream or river it flows into. A Type Ns stream and three small wetlands were identified and delineated in the western portion of the site during the field investigation by Evergreen Aquatic Resource Consultants, LLC. The wetlands meet the criteria for a Category IV wetland, which requires a 50-foot buffer and 15-foot building setback, per Federal Way Revised Code 19.145.420. The Type Ns stream requires a 35-foot buffer, along with a 15-foot building setback, per Federal Way Revised Code 19.145.270. 2) Will the project require any work over, in, or adjacent to (within 200 feet) the described waters? If yes, please describe and attach available plans. Yes, the project is proposed within 200 feet from the described Type Ns stream and Category IV wetlands. The proposed plan includes leaving the western portion of the site, where the stream and wetlands are located, undeveloped and located in a Critical Area tract. 3) Estimate the amount of fill and dredge material that would be placed in or removed from surface water or wetlands and indicate the area of the site that would be affected. Indicate the source of fill material. No filled or dredged material is planned to be placed or removed from the wetlands or surface water at this time. WAC 197-11-960 SEPA Environmental Checklist Page | 6 4) Will the proposal require surface water withdrawals or diversions? Give general description, purpose, and approximate quantities if known. No surface water withdrawals or diversions are proposed at this time. 5) Does the proposal lie within a 100-year flood plain? If so, note location on the site plan. The project site does not lie within a FEMA 100-year floodplain, per the FEMA Flood Map Service Center. The flood map for the project site is number 53033C1235G, effective 08/19/2020. 6) Does the proposal involve any discharges of waste materials to surface waters? If so, describe the type of waste and anticipated volume of discharge. The proposal does not involve any discharge of waste materials to surface waters at this time. b. Ground: 1) Will groundwater be withdrawn from a well for drinking water or other purposes? If so, give a general description of the well, proposed uses and approximate quantities withdrawn from the well? Will water be discharged to groundwater? Give general description, purpose, and approximate quantities if known. No groundwater will be withdrawn from a well for drinking water or other purposes. No discharge to groundwater is proposed at this time. 2) Describe waste material that will be discharged into the ground from septic tanks or other sources, if any (for example: Domestic sewage; industrial, containing the following chemicals...; agricultural; etc.). Describe the general size of the system, the number of such systems, the number of houses to be served (if applicable), or the number of animals or humans the system(s) are expected to serve. No discharge of waste materials into the ground is proposed at this time. c. Water Runoff (including stormwater): 1) Describe the source of runoff (including stormwater) and method of collection and disposal, if any (include quantities, if known). Where will this water flow? Will this water flow into other waters? If so, describe. Stormwater runoff from roofs, roadways and other impervious surfaces will be collected using gutters and standard catch basins and conveyed to a storm detention pond. Stormwater prior to entering the detention pond will pass through a water quality treatment system. After being detained in the pond, stormwater will be discharge using a dispersion trench, into the wetland buffer, where it will make its way to the Type Ns stream. No waste materials are anticipated to enter the ground or surface waters. Runoff from all pollution-generating surfaces (i.e., driveway) will be treated for water quality prior to entering the pond and being discharge to the existing wetland and type Ns stream on the western side of the site. 3) Does the proposal alter or otherwise affect drainage patterns in the vicinity of the site? If so, describe. The project does not propose to alter or otherwise affect drainage patterns. The drainage patterns will match that of the existing condition. 4) Proposed measures to reduce or control surface, ground, runoff water, and drainage pattern impacts, if any: A detention pond will be constructed to mitigate runoff from all new/replaced impervious surfaces associated with the plat. 4. PLANTS a. Vegetation removal will be the minimum necessary to construct the proposed single-family residences, as determined by the applicable development requirements found in the Federal Way Revised Code. c. List threatened and endangered species known to be on or near the site. There are no known threatened or endangered species on or near the site. d. Proposed landscaping, use of native plants, or other measures to preserve or enhance vegetation on the site, if any: The final Landscape Plan will be consistent with Federal Way Revised Code Chapter 19 in an effort to protect the existing vegetation. List any birds and other animals which have been observed on or near the site or are known to be on or near the site. Examples include: Birds: Hawk, heron, eagle, songbirds, other: Mammals: Deer, bear, elk, beaver, other: Fish: Bass, salmon, trout, herring, shellfish, other: b. List any threatened and endangered species known to be on or near the site. There are no threatened or endangered species known to be on or near the site. c. Is the site part of a migration route? If so, explain. There are no known migration routes on the site. Generally, Western Washington is part of the Pacific Flyaway. d. Proposed measures to preserve or enhance wildlife, if any: There are no measures to preserve or enhance wildlife proposed at this time. e. List any invasive animal species known to be on or near the site. There are no known invasive animal species on or near the site. 6. ENERGY AND NATURAL RESOURCES a. What kinds of energy (electric, natural gas, oil, wood stove, solar) will be used to meet the completed project's energy needs? Describe whether it will be used for heating, manufacturing, etc. Energy use will be consistent with typical single-family residences as well as the machinery used during construction. b. Would your project affect the potential use of solar energy by adjacent properties? If so, generally describe. It is not anticipated that this project would affect the potential use of solar energy by adjacent properties. c. What kinds of energy conservation features are included in the plans of this proposal? List other proposed measures to reduce or control energy impacts, if any: There are no energy conservation features included in the plans of this proposal at this time. Are there any environmental health hazards, including exposure to toxic chemicals, risk of fire and explosion, spill, or hazardous waste, that could occur as a result of this proposal? If so, describe. There are no known environmental health hazards that could occur as a result of this proposal. 1) Describe any known or possible contamination at the site from present or past uses. There is no known contamination at the site from present or past uses. 2) Describe existing hazardous chemicals/conditions that might affect project development and design. This includes underground hazardous liquid and gas transmission pipelines located within the project area and in the vicinity. There are no known existing hazardous chemicals/conditions that might affect project development and design. 3) Describe any toxic or hazardous chemicals that might be stored, used, or produced during the project's development or construction, or at any time during the operating life of the project. There are no known toxic or hazardous chemicals that might be stored, used, or produced during the project’s development or construction at any time during the life of the project. 4) Describe special emergency services that might be required. There are no special emergency services anticipated to be required at this time beyond what is consistent with those typical of a residential neighborhood. 5) Proposed measures to reduce or control environmental health hazards, if any: There are no proposed measures to reduce or control environmental health hazards at this time. b. Noise 1) What types of noise exist in the area which may affect your project (for example: traffic, equipment, operation, other)? Existing noise is that which is typical to a residential neighborhood. 2) What types and levels of noise would be created by or associated with the project on a short- term or a long-term basis (for example: traffic, construction, operation, other)? Indicate what hours noise would come from the site. Typical noise from construction vehicles is anticipated on a short-term basis during project construction. 3) Proposed measures to reduce or control noise impacts, if any: Construction hours will be limited to what is required by the City of Federal Way. There are no additional measures to reduce or control noise impacts proposed at this time. WAC 197-11-960 SEPA Environmental Checklist Page | 10 8. LAND AND SHORELINE USE a. What is the current use of the site and adjacent properties? Will the proposal affect current land uses on nearby or adjacent properties? If so, describe. The proposal will remain consistent with the current and neighboring properties’ land use. The project site consists of two (2) existing single-family residence and associated outbuildings. The adjacent lots are also all zoned RS 7.2 and have single-family dwelling units onsite as well. b. Has the project site been used as working farmlands or working forest lands? If so, describe. How much agricultural or forest land of long-term commercial significance will be converted to other uses as a result of the proposal, if any? If resource lands have not been designated, how many acres in farmland or forest land tax status will be converted to nonfarm or nonforest use? A review of King County’s iMap aerial imagery shows no record of the project site being used as a working farmland or working forest land. 1) Will the proposal affect or be affected by surrounding working farm or forest land normal business operations, such as oversize equipment access, the application of pesticides, tilling, and harvesting? If so, how: No, the subject site is part of the Comprehensive Plan’s Single-Family High-Density designation and is surrounded by single-family residences. c. Describe any structures on the site. There are two existing single-family residences with associated outbuildings. The existing house on the northern boundary of the property (2625 S 298th Street) was constructed in 2003. It is a 2,970 square foot, 3 bedrooms, 2 bath house. Per the King County Assessor’s website, the home has a grade of 8-Good and its condition is Average. The house located on the eastern portion of the site (2641 S 298th Street) was constructed in 1953 and is a 2,310 square foot, 3 bedroom, 1 bath home with a grade of 7-Average in Good condition, per the Assessor’s website. d. Will any structures be demolished? If so, what? The Applicant is proposing to retain the house located at 2625 S 298th Street, modifying the garage to work with the proposal and demolish the existing home located at 2641 S 298th Street. The outbuildings throughout the subject site are also proposed to be removed. e. What is the current zoning classification of the site? The project site is zoned RS 7.2, which allows development of one (1) dwelling unit per 7,200 square feet with a minimum lot size of 7,200 square feet. f. What is the current comprehensive plan designation of the site? Single-Family High-Density g. If applicable, what is the current shoreline master program designation of the site? Not applicable. The City’s Critical Areas Map identifies wetland and critical fish and wildlife habitat areas on the subject property. i. Approximately how many people would reside or work in the completed project? According to Federal Way’s average household size, 2.72, approximately 30 people are expected to reside in the completed project’s dwelling units (US Census Bureau, QuickFacts, July 1, 2019). j. Approximately how many people would the completed project displace? This project includes retaining one (1) of the two (2) existing homes, therefore an estimate of 2-3 people would be displaced during the development. k. Proposed measures to avoid or reduce displacement impacts, if any: There are no proposed measures to avoid or reduce displacement impacts at this time. l. Proposed measures to ensure the proposal is compatible with existing and projected land uses and plans, if any: The proposal will meet density, dimension and design requirements of the underlying zoning to be compatible with existing and projected land uses. m. Proposed measures to reduce or control impacts to agricultural and forest lands of long-term commercial significance, if any: Does not apply. 9. HOUSING a. Approximately how many units would be provided, if any? Indicate whether high, middle, or low- income housing. The project seeks to subdivide the property into eleven (11) lots for single-family residential use. Consistent with neighboring properties, the constructed homes would be middle-income housing. b. Approximately how many units, if any, would be eliminated? Indicate whether high, middle, or low-income housing. The project proposes to demolish one (1) of the two (2) existing middle-income homes. c. Proposed measures to reduce or control housing impacts, if any: There are no measures to reduce or control housing impacts proposed at this time. What is the tallest height of any proposed structure(s), not including antennas; what is the principal exterior building material(s) proposed? Pursuant to Federal Way Revised Code, the maximum height is 30-feet above average building elevation. b. What views in the immediate vicinity would be altered or obstructed? There are no known views in the immediate vicinity that would be altered or obstructed. c. Proposed measures to reduce or control aesthetic impacts, if any: There are no measures to reduce or control aesthetic impacts proposed at this time. 11. LIGHT AND GLARE a. What type of light or glare will the proposal produce? What time of day would it mainly occur? There is a potential of glare from windows, which will be consistent with that of single-family residence. All outdoor lighting on homes will be directed downward and shielded to minimize glare. b. Could light or glare from the finished project be a safety hazard or interfere with views? It is not anticipated that the finished project could be a safety hazard or interfere with views. c. What existing offsite sources of light or glare may affect your proposal? Light from vehicular traffic on area roadways would be present but would not be anticipated to affect the proposed project. d. Proposed measures to reduce or control light and glare impacts, if any: No measures are proposed to reduce or control light and glare aside from the requirements of the Federal Way Revised Code. 12. RECREATION a. What designated and informal recreational opportunities are in the immediate vicinity? A number of parks and outdoor recreational opportunities are within the vicinity of the proposal including Wildwood Park (0.4 miles away), Laurelwood Park (1.1 miles away) and Steel Lake Park (approximately 1.2 miles away). b. Would the proposed project displace any existing recreational uses? If so, describe. No, the project site consists of an existing single-family dwelling units on a lot zoned RS 7.2 with no zoning or land use designation changes proposed. c. Proposed measures to reduce or control impacts on recreation, including recreation opportunities to be provided by the project or applicant, if any: WAC 197-11-960 SEPA Environmental Checklist Page | 13 There are no measures to reduce or control impacts on recreation proposed at this time. 13. HISTORIC AND CULTURAL PRESERVATION a. Are there any buildings, structures, or sites, located on or near the site that are over 45 years old listed in or eligible for listing in national, state, or local preservation registers? If so, specifically describe. There are no known buildings, structures or sites located on or near the site that are listed in or eligible for listing in national, state, or local preservation registers per the Department of Archaeology and Historical Preservation’s WISAARD mapping tool. b. Are there any landmarks, features, or other evidence of Indian or historic use or occupation? This may include human burials or old cemeteries. Are there any material evidence, artifacts, or areas of cultural importance on or near the site? Please list any professional studies conducted at the site to identify such resources. There are no known landmarks, features, evidence of Indian/historic use/occupation, material evidence, artifacts, or areas of cultural importance located at or near the site. c. Describe the methods used to assess the potential impacts to cultural and historic resources on or near the project site. Examples include consultation with tribes and the department of archeology and historic preservation, archaeological surveys, historic maps, GIS data, etc. The Department of Archeology and Historical Preservation’s WISAARD mapping tool does not have the project site mapped as including landmarks, features or other evidence of Indian or historic use or occupation. If any indications are discovered during construction, work will stop immediately, and the appropriate authorities will be notified. d. Proposed measures to avoid, minimize, or compensate for loss, changes to, and disturbance to resources. Please include plans for the above and any permits that may be required. There are no additional measures to avoid, minimize, or compensate for loss, changes to, and disturbance to resources proposed at this time as no historical properties have been identified in the immediate vicinity of the proposal. 14. TRANSPORTATION a. Identify public streets and highways serving the site or affected geographic area, and describe proposed access to the existing street system. Show on site plans, if any. Site access for Lot 1 will be via the existing driveway off S 298th Street serving 2625 S 298th Street. The project will construct a new public street to provide access for the remaining ten (10) lots. The new street will be a Type W Street with a 52-foot right-of-way and a cul-de-sac terminus that will connect to S 298th Street and the rest of the public street system. b. Is the site or affected geographic area currently served by public transit? If so, generally describe. If not, what is the approximate distance to the nearest transit stop? WAC 197-11-960 SEPA Environmental Checklist Page | 14 The nearest transit stop is located approximately 0.5 miles away at S 304th Street and Military Road S where it is served by metro line 183. c. How many additional parking spaces would the completed project or nonproject proposal have? How many would the project or proposal eliminate? Two (2) parking places are proposed per dwelling unit. The only parking being eliminated is associated with the single family that is being demolished. They include a description of the soils and miscellaneous areas and their location on the landscape and tables that show soil properties and limitations affecting various uses. Soil scientists observed the steepness, length, and shape of the slopes; the general pattern of drainage; the kinds of crops and native plants; and the kinds of bedrock. They observed and described many soil profiles. A soil profile is the sequence of natural layers, or horizons, in a soil. The profile extends from the surface down into the unconsolidated material in which the soil formed or from the surface down to bedrock. The unconsolidated material is devoid of roots and other living organisms and has not been changed by other biological activity. Currently, soils are mapped according to the boundaries of major land resource areas (MLRAs). MLRAs are geographically associated land resource units that share common characteristics related to physiography, geology, climate, water resources, soils, biological resources, and land uses (USDA, 2006). Soil survey areas typically consist of parts of one or more MLRA. The soils and miscellaneous areas in a survey area occur in an orderly pattern that is related to the geology, landforms, relief, climate, and natural vegetation of the area. Each kind of soil and miscellaneous area is associated with a particular kind of landform or with a segment of the landform. By observing the soils and miscellaneous areas in the survey area and relating their position to specific segments of the landform, a soil scientist develops a concept, or model, of how they were formed. Thus, during mapping, this model enables the soil scientist to predict with a considerable degree of accuracy the kind of soil or miscellaneous area at a specific location on the landscape. Commonly, individual soils on the landscape merge into one another as their characteristics gradually change. To construct an accurate soil map, however, soil scientists must determine the boundaries between the soils. They can observe only a limited number of soil profiles. Nevertheless, these observations, supplemented by an understanding of the soil-vegetation-landscape relationship, are sufficient to verify predictions of the kinds of soil in an area and to determine the boundaries. Soil scientists recorded the characteristics of the soil profiles that they studied. They noted soil color, texture, size and shape of soil aggregates, kind and amount of rock fragments, distribution of plant roots, reaction, and other features that enable them to identify soils. After describing the soils in the survey area and determining their properties, the soil scientists assigned the soils to taxonomic classes (units). Taxonomic classes are concepts. Each taxonomic class has a set of soil characteristics with precisely defined limits. The classes are used as a basis for comparison to classify soils systematically. Soil taxonomy, the system of taxonomic classification used in the United States, is based mainly on the kind and character of soil properties and the arrangement of horizons within the profile. After the soil 5 scientists classified and named the soils in the survey area, they compared the individual soils with similar soils in the same taxonomic class in other areas so that they could confirm data and assemble additional data based on experience and research. The objective of soil mapping is not to delineate pure map unit components; the objective is to separate the landscape into landforms or landform segments that have similar use and management requirements. Each map unit is defined by a unique combination of soil components and/or miscellaneous areas in predictable proportions. Some components may be highly contrasting to the other components of the map unit. The presence of minor components in a map unit in no way diminishes the usefulness or accuracy of the data. The delineation of such landforms and landform segments on the map provides sufficient information for the development of resource plans. If intensive use of small areas is planned, onsite investigation is needed to define and locate the soils and miscellaneous areas. Soil scientists make many field observations in the process of producing a soil map. The frequency of observation is dependent upon several factors, including scale of mapping, intensity of mapping, design of map units, complexity of the landscape, and experience of the soil scientist. Observations are made to test and refine the soil-landscape model and predictions and to verify the classification of the soils at specific locations. Once the soil-landscape model is refined, a significantly smaller number of measurements of individual soil properties are made and recorded. These measurements may include field measurements, such as those for color, depth to bedrock, and texture, and laboratory measurements, such as those for content of sand, silt, clay, salt, and other components. Properties of each soil typically vary from one point to another across the landscape. Observations for map unit components are aggregated to develop ranges of characteristics for the components. The aggregated values are presented. Direct measurements do not exist for every property presented for every map unit component. Values for some properties are estimated from combinations of other properties. While a soil survey is in progress, samples of some of the soils in the area generally are collected for laboratory analyses and for engineering tests. Soil scientists interpret the data from these analyses and tests as well as the field-observed characteristics and the soil properties to determine the expected behavior of the soils under different uses. Interpretations for all of the soils are field tested through observation of the soils in different uses and under different levels of management. Some interpretations are modified to fit local conditions, and some new interpretations are developed to meet local needs. Data are assembled from other sources, such as research information, production records, and field experience of specialists. For example, data on crop yields under defined levels of management are assembled from farm records and from field or plot experiments on the same kinds of soil. Predictions about soil behavior are based not only on soil properties but also on such variables as climate and biological activity. Soil conditions are predictable over long periods of time, but they are not predictable from year to year. For example, soil scientists can predict with a fairly high degree of accuracy that a given soil will have a high water table within certain depths in most years, but they cannot predict that a high water table will always be at a specific level in the soil on a specific date. After soil scientists located and identified the significant natural bodies of soil in the survey area, they drew the boundaries of these bodies on aerial photographs and Custom Soil Resource Report 6 identified each as a specific map unit. Aerial photographs show trees, buildings, fields, roads, and rivers, all of which help in locating boundaries accurately. The map unit descriptions, along with the maps, can be used to determine the composition and properties of a unit. A map unit delineation on a soil map represents an area dominated by one or more major kinds of soil or miscellaneous areas. A map unit is identified and named according to the taxonomic classification of the dominant soils. Within a taxonomic class there are precisely defined limits for the properties of the soils. On the landscape, however, the soils are natural phenomena, and they have the characteristic variability of all natural phenomena. Thus, the range of some observed properties may extend beyond the limits defined for a taxonomic class. Areas of soils of a single taxonomic class rarely, if ever, can be mapped without including areas of other taxonomic classes. Consequently, every map unit is made up of the soils or miscellaneous areas for which it is named and some minor components that belong to taxonomic classes other than those of the major soils. Most minor soils have properties similar to those of the dominant soil or soils in the map unit, and thus they do not affect use and management. These are called noncontrasting, or similar, components. They may or may not be mentioned in a particular map unit description. Other minor components, however, have properties and behavioral characteristics divergent enough to affect use or to require different management. These are called contrasting, or dissimilar, components. They generally are in small areas and could not be mapped separately because of the scale used. Some small areas of strongly contrasting soils or miscellaneous areas are identified by a special symbol on the maps. If included in the database for a given area, the contrasting minor components are identified in the map unit descriptions along with some characteristics of each. A few areas of minor components may not have been observed, and consequently they are not mentioned in the descriptions, especially where the pattern was so complex that it was impractical to make enough observations to identify all the soils and miscellaneous areas on the landscape. The presence of minor components in a map unit in no way diminishes the usefulness or accuracy of the data. An identifying symbol precedes the map unit name in the map unit descriptions. Each description includes general facts about the unit and gives important soil properties and qualities. Soils that have profiles that are almost alike make up a soil series. Except for differences in texture of the surface layer, all the soils of a series have major horizons that are similar in composition, thickness, and arrangement. Soils of one series can differ in texture of the surface layer, slope, stoniness, salinity, degree of erosion, and other characteristics that affect their use. On the basis of such differences, a soil series is divided into soil phases. Most of the areas shown on the detailed soil maps are phases of soil series. The name of a soil phase commonly indicates a feature that affects use or management. For example, Alpha silt loam, 0 to 2 percent slopes, is a phase of the Alpha series. Some map units are made up of two or more major soils or miscellaneous areas. These map units are complexes, associations, or undifferentiated groups. A complex consists of two or more soils or miscellaneous areas in such an intricate pattern or in such small areas that they cannot be shown separately on the maps. The pattern and proportion of the soils or miscellaneous areas are somewhat similar in all areas. Alpha-Beta complex, 0 to 6 percent slopes, is an example. An association is made up of two or more geographically associated soils or miscellaneous areas that are shown as one unit on the maps. Because of present or anticipated uses of the map units in the survey area, it was not considered practical or necessary to map the soils or miscellaneous areas separately. The pattern and relative proportion of the soils or miscellaneous areas are somewhat similar. Alpha-Beta association, 0 to 2 percent slopes, is an example. An undifferentiated group is made up of two or more soils or miscellaneous areas that could be mapped individually but are mapped as one unit because similar interpretations can be made for use and management.
