CONDITIONS:
1. No building shall encroach onto any building setback line or easement shown or not shown.
2. Maximum building height is 30 feet above average building elevation.
3. The driveway shall be paved per FWCC, Sec. 22-1453. The driveway shall be paved from the existing roadway
pavement edge, or curb, to the garage or carport.
4. Maximum driveway width is 30 feet.
5. Building setbacks are: 20 feet front; 5 feet side; 5 feet rear.
6. Service connections for electrical & communication facilities shall be placed underground per FWCC, Sec.
16-48.
7. Prior to any clearing or grading on a lot, the owner/builder shall install temporary erosion/sedimentation
control facilities approved by the City. These facilities must ensure that dirt or sediment laden water does not
enter the public drainage system, adjacent lots or public streets. The owner/builder bears the responsibility to
maintain the facilities in proper workit.b order, replacing as necessary. The facilities ._.ay be removed only after
such time as construction is complete & landscaping is installed. See attached for standards and site plan for
location of silt fencing.
8. Per FWCC, Sec. 22-1133(4), eaves, chimneys or awnings, & similar eiements of a structure that customarily
extend beyond the exterior walls of a structure may extend up to 18 inches MAXIMUM into the required yard
setback. Additionally, the total horizontal dimensions of the elements that extend into a required yard, edcludwg
eaves, may not exceed 25% of the structure's facade ength from which the elements extend.
9. This decision shall not waive compliance with future City of Federal Way codes, policies, or standards relating
to the subject proposal.
10. The applicant shall install a 5 -foot gravel'shoulder along the frontage of the lot. A Right -of -Way Permit is
req'd for this improvement. The -Public WWInspector shall give final approval on the R/W PErmit prior to
building final app'l. The 9 wn6rshall sign a 'No -Protest LID'.
PERMIT EXPIRES February 12, 2003, IF NO WORK IS STARTED.

REMARKS:
A representative of PSI arrived on site as requested for epoxy dowel inspections for
the curved retaining wall sections.
The contractor drilled the proper size holes, cleaned the holes out and installed #4
rebar with Simpson ET22 epoxy, having 5" embedment for the wall dowels and 6"
embedment for the footing dowels.
The size, spacing and the embedment conform to the engineer detail dated 9/27/02.
The engineer did not call out the embedment requirements for the wal I dowels so the
contractor did 5" embedment in an 8" wall. The inspector talked with Mark of JC and he
said this was acceptable.
